Spa not included as doesnt work/locked cover. Pay own expenses, power, internett etc. Landlord pays for lawns and maintenance of grounds. Parking on roadside, entrance to house from side gate. Owner uses/stays in cabin next door when back in country from time to time but totally independent of house.
