What are they? How do they work?

Why are they so valuable to property owners in the Rural - Countryside Living areas…???

The first and second questions are covered in the latest version of the PAUP (Proposed Auckland Unitary Plan) and I can email the relevant section to you if requested.

A brief overview is included below… (conditions apply, so please discuss the details of your property with me or with a planner, or both).

Transferable Titles were included in the old Rodney District Plan, and have been carried forward into all versions of the PAUP that have been released so far.

Titles created in the Rural - Rural Production and Rural - Mixed Rural zones, by combining two or more existing titles, or by covenanting wetland areas or by covenanting areas of indigenous bush, are effectively sacrificed to create Transferable Titles.

These Transferable Titles can be used by land owners in specified Rural - Countryside Living areas to sub-divide their land to smaller size sections than would have been possible without using Transferable Titles.

In the qualifying Rural - Countryside Living areas listed above, the minimum section size without using Transferable Titles is 2.0000 Ha.
With Transferable Titles, the minimum allowable section size is 8,000m2, but with an average section size of 1.0000 Ha being required.

As examples, a 2Ha block might be able to be cut into 2 x 1Ha blocks using one Transferable Title, and a 3Ha block might be able to be cut into 3 x 1Ha blocks using two Transferable Titl
