* The flat is essentially one big room, roughly 6 m x 7 m, plus a bathroom, and a large walk-in wardrobe / storage room

* There are no other flat mates, nor will there be

* The flat has its own private access, is fully lockable, and includes secure off street parking

* There are attractive gardens outside and a patio (with outdoor furniture) - this is a lovely quiet location

* Because of regulations we are not allowed to have a cooker in the flat-instead there is an almost new microwave and convection oven

* There is very little furniture currently-there is a good size fridge and an oldish sofa and large sideboard

* The $ 25 expenses includes all power, water and Wifi

* We are happy for the tenant to use our washing machine and drier as required
