Cool little house.
This house is small but purpose built. It has a private drive way with parking for 2 cars. It is fully insulated underfloor and with extra thickness above. A vege garden with excellent soil and a small lawn with fruit trees (maintenance of trees will stay with the landlord). The insulation has reduced the need for heating and I only use a 5 bar oil fin heater and it’s been fine. It has a lovely lounge with double aspect (north and west) windows which catches sun all day until it sets. The kitchen is an industrial style galley kitchen with a 1.5 meter stainless steel bench with two tier open shelving. I will be installing a brand new rangehood. There is a small storage/washing machine (not supplied) /laundry sink area leading into the small bathroom area with a brand new heated towel rail. The bedroom fits a queen and furniture.
This house is joined to a main house, only by the washhouse area (less than 1/3 of the back wall. It is separated all around the rest.
I have given you my honest opinion of the house, this is not a sales pitch! As I would like a tenant who is looking for a long term tenancy and appreciates an honest and straight forward owner landlord. No agent here. Ideal for a single person or a couple who like a bit of space to chill out in outside, garden etc.
Rent is $300/week. Does not include water or electricity. Does include the lawns being mowed and garden maintenance (unless you would like to).
Cats are fine (there is a cat door). But no dog, sorry. No smokers (not even outside).

It is 1.2 km from the Avondale train station which runs to the CBD every 15 mins during peak and takes 29 minutes. Avondale Market every Sunday is great for fresh food as well.
