We purposely designed the house with a social space for family time and a more formal end of the house where we could give ourselves some peace. The larger lounge, with heat pump/air con unit, and dining room down the grown-ups' end is brilliant for dinner parties and watching the rugby with a bit of a crowd. Down that same end is the office, directly accessible from the front door, and master bedroom; a private space with en suite (including large spa bath) and walk in wardrobe. The living areas have all day sun with views to Lake Rotorua or Mount Ngongotaha and the bedrooms either morning or afternoon sun.

At the kids' end are one single and two double bedrooms with built in wardrobes, handy to the open plan kitchen and living room space with its own heat pump/air con unit to keep things warm/cold. Bathroom, with dual basins to counter arguments in that morning time rush, and a separate toilet make this a family- friendly layout. Laundry is close to the action with outdoor access. The kitchen is spacious and looks out toward Lake Rotorua. On a good day you'd have what real estate agents would claim as lake views. We just like that glimpse as it's as nice reminder the lake is close enough to walk to.

Outdoors we have a low maintenance garden with a heap of potential, and decking which wraps around three sides of the house, with two areas for outdoor dining or lounging in the sun. We also have an internal access double garage and tonnes of storage space. It's a quiet, relaxed street close by a great primary school, and reasonable walking distance to the nearest secondary school.
